Pohlig Brothers Building25th and Franklin Streets, Richmond, VirginiaThis $6 million project utilized state and Federal Historic Tax credits in renovating an existing 80,000 SF warehouse building into 57 apartments, 3 retail spaces and interior parking. Winner of 2004 Golden Hammer Award for 'Best Large-Scale Commercial Renovation' by Alliance to Conserve Old Richmond Neighborhoods (ACORN). An antebellum tobacco factory building built in 1853, the building later became the Pohlig Brothers Paper Box Company. During the Civil War, it served as the Second Alabama Hospital. The project consisted of a two-story addition and roof decks added to the original structure. Carving a courtyard out of the center of the existing building allowed light into the central apartments. Variety is key. There are two different interior finish types: austere concrete floors with exposed spiral ductwork and flush surfaces, and the historical wood floors, brick walls and exposed heavy timber beams.
