Winston Factory Lofts

Winston-Salem, North Carolina

This is a 150,000 square foot, six story building in Winston-Salem North Carolina, located adjacent to the downtown arts district. The project was to convert the building into residential apartment units. The unit mix is very diverse, including three bedroom units, small studios, and lofted units. A great deal of attention was spent on the common spaces and amenities.

Winston Factory Lofts was originally built for Hanes Knitting Factory.  This is a six story concrete building with mushroom cap columns and full bay multi-lite steel windows.  This grid directed the layout of the units, limiting where walls could meet the exterior of the building.  Each unit has at least one full bay of windows, with the corner units having more.  The column capitals were left exposed with the partition walls wrapping around.  The concrete floors and ceilings were left exposed where possible and new hard wood flooring was installed otherwise.  The third floor has 17'-0" ceilings giving an opportunity to add lofts to the units.  The windows in these units have very tall window sills adding more light to the loft.  The units vary in size and design, including one-bedroom through tree-bedrooms.  The kitchens and bathrooms have custom cabinets with imported fixtures, and granite surfaces.  

The new entrance to the building is made of steel and glass.  The entrance is slightly above the mezzanine level of the common space and gradually slopes down to meet it.  The leasing office, mailboxes, and elevator are on this level.  The mezzanine level opens up to the clubhouse below.  An open stair leads down to the clubhouse where there is a grand stone fireplace, seating areas within the original elevator shaft, a kitchenette for tenants.  In addition, there is a fitness room, bathrooms, and access to the patio area.

The pea stone and brick patio includes a pool, a gas fire pit, and a bar and grill station made of granite and stone.  In addition, there is a landscaped area with large shade trees.  Out front the shaded, granite dust, and clover dog park provides a place for tenants dogs to run.  Another amenity for the tenants is the roof top deck that has plantings and a fantastic view of Winston-Salem.
